Frederick Leeds, CPM – President

data/media/flag/Fred_Leeds2.JPGMr. Leeds is responsible for the overall strategic direction of the company and its real estate operation.  He is responsible for directing the investment activities of the company, including acquisitions, development, value-added projects and dispositions; and, oversees the management of 1,500,000 square feet of retail properties throughout Southern California, Arizona, and New York.

Fred has a 30 year history including over 500 successful property acquisitions, development and re-sales.  Fred owns interest in and oversees a national property portfolio fast approaching $500,000,000 in value.  One of several notable projects include the Wilshire Union Center, the largest land parcel privately owned on Wilshire Boulevard west of Downtown Los Angeles to the beach.

Fred graduated from the University of Southern California in 1978 with a Bachelor of Science in Biology.  His active participation in the community has earned him several awards and accommodations including the City of Los Angeles Mayor Certificate of Appreciation Award for the Improvement of the Model Neighborhood Program Target Area.

LynnLee Hughes - Vice President

data/media/people/LynnLee Hughes.JPGLynnLee Hughes comes to FLAG Property Management with more than 18 years of extensive experience in property management.  Her background as a Property Supervisor, Field Supervisor, and Regional Supervisor overseeing portfolios up to 3700 units coupled with her knowledge in receivership, foreclosure, low income, tax credit properties, new acquisitions, condo conversion, relocation of demolition projects, project management and commercial properties makes her an asset to the team.  LynnLee is trained in business and real estate courses, interviewing procedures, fair housing regulations, mold, and lead paint.  She has taught property management procedures, marketing, fair housing compliance, maintenance scheduling, tenant retention, and leasing.  Her accomplishments and expertise have been featured in the Los Angeles Business Journal and the Southern Cities Apartment Association.

Nemesio Cervantes, Regional Director of Maintenance

data/media/people/Nemesio Cervantes.JPGMr. Cervantes has been working for Fred Leeds Property Management since 1993.  He supervises all of Mr. Leeds’ portfolios, dealing with day to day operations of the management.  He interacts with all tenants, negotiates contracts with vendors and makes sure that all products are delivered.  Mr. Cervantes also handles evictions, legal aspects of tenant/landlord law, and deals with LAHD and all systematic code enforcement inspections. 

 

Mr. Cervantes graduated from Santa Monica College with an AA in business.   He has an Apartment Association of Greater Los Angeles Certification in Lead Base and is always taking classes to keep up with the new laws associated with landlords and tenants.  Mr. Cervantes is fluent in English and Spanish.

Matthew Gruenberg, Corporate Counsel

data/media/people/Matthew Gruenberg.JPGMatthew Gruenberg’s practice is concentrated in general corporate matters, real estate, including retailing, leasing, and development, and all aspects of commercial and real estate litigation. Mr. Gruenberg earned his Juris Doctorate and graduated on the Dean’s list from University of San Diego in 2005. While in law school, he received American Jurisprudence awards for Civil Procedure, Contracts, Torts, and Legal Writing. Mr. Gruenberg is an active member of three sections of the American Bar Association: the Business Law Section, the Real Property Section, and the Forum on Franchising. He is admitted to the Supreme Court of California, the Supreme Court of Colorado, and the United States District Court, District of Colorado. 

 

Mr. Gruenberg’s work history includes serving as a Law Clerk for the Honorable Leo S. Papas, in the United States District Court, Southern District of California, and for the United States Attorneys Office, Southern District of California. He was a real estate associate at Snell & Wilmer, LLP, in Denver, Colorado, and a corporate securities associate at Dreier Stein Kahan Browne Woods George, LLP, in Santa Monica, California. 

Mr. Gruenberg’s published work includes authoring “Franchises”, in The Practitioner’s Guide to Colorado Business Organizations (2008), and co-authoring “The Devil is in the Details: Critical Issues in Establishing and Operating Franchisor-Assisted Resale Programs,” for the International Franchise Association 2007 Legal Symposium, and “Alternatives to the Franchise Model,” for the Franchise Business Law Alert in 2006.

 

Shalini Jain, Book Keeper

data/media/people/Shalini Jain.JPGMrs. Jain has been a financial analyst and accountant on all residential portfolios for Fred Leeds Properties since 2007.  She has ten years of experience in Property Management accounting and is well versed in Yardi Professional Property Management 3.2.  Her main responsibilities are bank reconciliations and preparing monthly financial reports.  Mrs. Jain holds an MBA in International Business as well as a Bachelor’s degree with honors in Zoology.  She is fluent in English and Hindi.

 

 

Min Kwak, Commercial Portfolio Manager

data/media/people/Min Kwak.JPGMin Kwak is a Commercial Portfolio Manager with Fred Leeds Properties.  She oversees over 1.5 million square feet of retail space located throughout Southern California, Arizona, and New York.  Ms. Kwak is involved in all aspects of property management, including day to day operations and maintenance.  She also works actively in leasing; working on both tenant retention and creating new tenant relationships.  Ms. Kwak has nearly a decade of commercial real estate experience.  Her previous experience encompasses a broad spectrum of property types including industrial, office, medical, and mixed use properties.  Prior to joining the Fred Leeds Property Management team, Ms. Kwak worked as a commercial real estate appraiser. Ms. Kwak holds a Bachelor in Arts degree from the University of Redlands, where she graduated Phi Beta Kappa honors. 

 

 

Marcus Low, Executive Assistant

Mr. Low is an Executive Assistant with Fred Leeds Property Management.  Employed since 2008, he oversees office activities including phone calls, greeting tenants and vendors, and assisting in the completion of various projects. Mr. Low is fluent in English and French.

 

 

 

Brian Martinez, Accounts Receivable – Residential Properties

data/media/people/Brian Martinez.JPGMr. Martinez has been with Fred Leeds Property Management for 6 years.  Over that time, he has worked in the field, helping with maintenance and repairs; and, was transitioned into the office full time three years ago.  He is currently a portfolio manager overseeing 43 buildings.  Mr. Martinez is fluent in Spanish and English.

 

 

 

Corina Martinez, Accounts Payable

data/media/people/Corina Martinez.JPGMrs. Martinez has been with Fred Leeds Property Management for 6 years.  During her time with the company, she has held various positions including:  assistant, property manager, and is now in charge of Accounts Payable. Mrs. Martinez holds a certificate as a Notary Public for the State of California, and has taken courses from IREM and AAGLA.  She is fluent in Spanish and English.

 

 

 

Alexander A. Molina, Executive Assistant

data/media/people/Alexander Molina.JPGAlexander Molina, a Payroll Processor, has been with Fred Leeds Property Management for over 3 years.  Mr. Molina received his Bachelor of Science Degree in Business Administration with emphasis on Information Systems from California State Univeristy, Northridge.  Previously, Mr. Molina also served as a Personal Assistant and Leasing Agent for Fred Leeds Properties. Mr. Molina’s experience in property management and knowledge of information systems has led him to design and develop several computer-based information systems, including office and data management applications.  His expertise also includes operations from leasing and maintenance to contract bids and report generation. 

 

 

Sey Phrom, Controller – Residential Properties

Mr. Phrom has been with Fred Leeds Property Management for 18 years.  Mr. Phrom is responsible for balancing bank statements and all financials within the company.  Mr. Phrom has taken courses and is certified with AAGLA.  Mr. Phrom is fluent in both Laos and English.

 

 

 

 

Nigel Pons, Accounts Receivable – Residential Properties

data/media/people/Nigel Pons.JPGMr. Pons is a Los Angeles native, with 11 year history in Properties.  Mr. Pons is currently responsible for the Accounts Receivable department, administering various duties including bookkeeping, auditing, preparation of fiscal reports, reconciliation of bank statements, analyzing accounts, and initiating collections.  Mr. Pons is a certified Accredited Property Manager and a member of AAGLA.  He is also a current candidate for ARM certification and a member of IREM. Mr. Pons is fluent in English and Spanish. 

 

 

Ofelia Pulanco, Senior Accountant – Commercial Properties

data/media/people/Ofelia Pulanco.JPGMs. Pulanco has been with Fred Leeds Property Management since 2004 as a Senior Accountant.  She has more than 25 years of experience in accounting.  Ms. Pulanco has a Bachelor’s degree in Accounting from Saint Louis University in the Phillipines.  She is fluent in English and Filipino.

 

 

 

Dennis Rodas, IT Specialist

data/media/people/Dennis Rodas.1.JPGMr. Rodas’ training and hands on experience in property management makes him an effective manager of our Accounts Payable Department.  Mr. Rodas knowledge of accounting procedures, computer applications, and proficiency in data entry and management allow for the efficient maintenance and processing of accounts payable transactions.  He is also responsible for maintaining the operations systems for the organization.  Mr. Rodas attended California State Univeristy, Long Beach; has been through the IREM training, and is certified ARM.  He has 7 years experience in Property Management with Fred Leeds Property Management.  Mr. Rodas is fluent in English and Spanish.

 

 

Evelyn Trinidad, Accountant – Commercial Properties

Elena Urias, Residential Leasing Consultant

data/media/people/Elena Urias.JPGMrs. Urias is a Residential Leasing Consultant with Fred Leeds Property Management.  She has been in the residential property management industry for over 4 years.  Her responsibilities include:  showing apartments, hosting open houses, organizing all documents required for lease signing, running credit checks, creating vacancy listings, and advertisements.  Mrs. Urias is certified in small business accounting, payroll accounting, and tax accounting.  She completed an AAGLA Resident Manager Training Program and is currently completing an AA Degree in Accounting. Mrs. Urias is fluent in English and Spanish.
